Plumbing in the Catalina Foothills

Custom floor plans hide the water heater. Some houses recirculate hot water. Many do not. The form should say what this house has, not what the neighbor’s remodel added.

Plumbing in the Catalina Foothills follows the floor plan, and the floor plans were not repeated. A water heater may be in a hallway closet, a basement-less “mechanical” niche under a stair, a garage at the low end of the lot, or a wing that was added later. Long runs mean the guest bath at the far end of the house runs cold water for a while even when the tank is healthy. That wait is not, by itself, a failed heater. It is a reason to say which faucet is slow and which faucet, closer to the tank, is fine. Some of these houses have a recirculation pump so the far bath is hot sooner. Some never did. A remodel may have added a pump the original owner did not have. Do not tell us the house has recirc unless you have seen or heard the pump.

ZIPs are mostly 85718 and 85750. 85749 is a different set of houses, closer to Tanque Verde. Cooling and heating for the foothills are AC repair and heating. The combined page is Catalina Foothills HVAC. None of those replace a description of where the tank sits.

Cold water at every faucet is no hot water. A tankless unit with a code on the display is tankless. A wet closet is water heater leaking, and the shutoff you may already know is the cold inlet on top of the tank, described generally on main water shutoff. We still will not claim to locate a valve we have not seen. A warm stripe on a slab floor, with the sound of water when fixtures are off, belongs on slab leak detection rather than a “pressure” guess.

Guest baths that smell after sitting unused are common in houses with more bathrooms than occupants. That is sewer smell, a dry trap until it is something else. Drain cleaning is a different pipe from an AC condensate line in the attic of the same house.

We do not open closets or perform plumbing. Sabino Creek may share the request with an independent contractor. The estimate is theirs. Check the license at roc.az.gov.

Choose Water heater, Drain or sewer, or Other plumbing. Say where the tank is, whether a pump exists, which faucet is slow, and the ZIP. Submit requests a callback. It does not schedule a plumber.

Foothills plumbing questions

Closets, long runs, and recirculation that is not universal.

Do Catalina Foothills houses have recirculation pumps?

Some do. Many do not. A pump is a piece of equipment you can sometimes hear or see near the heater. Do not report one because a house up the hill has one.

The far bathroom takes a minute to get hot. Is the heater failing?

Not by itself. Long pipe runs in a custom plan dump cooled water before the hot arrives. If the kitchen next to the heater is also cold, that is a heater problem. If only the far bath is slow, say that.

The heater is in a closet I rarely open. What should I look at?

Whether the floor of that closet is wet, and whether you smell gas. Leave the burner cover on. If you smell gas, leave the house and call the utility instead of using the form.

Are you the plumber?

No. Sabino Creek does not perform plumbing. A request for 85718 or 85750 may be shared with an independent contractor.

Long runs are not a diagnosis

Waiting for hot water at a far bath can be distance. It can also be a failed tank. Say which faucets are slow.
