Rita Ranch Heating and Cooling

Southeast Tucson production homes, many of them two-story, with attic ducts and equipment that is old enough to need a real diagnosis.

Rita Ranch is the master-planned area in southeast Tucson, south of Irvington and along Houghton, built out from the 1990s onward. The houses are production plans: stucco, tile, and a lot of two-story footprints with the ducts in the attic. Civano and the Harrison-area streets sit next to it and sometimes share a ZIP and sometimes do not. Sabino Creek Heating & Cooling covers residential systems here. Rita Ranch mail is 85747. If the house is 85748, say so — that is still a southeast address we can confirm from the form, and it is not automatically the same subdivision.

Zip codes, housing, and utilities

Rita Ranch mail is 85747. Some southeast addresses are 85748, and that ZIP is not automatically the same subdivision. The neighborhood was built out from the 1990s onward as production housing: stucco, tile, and many two-story plans with the ducts in the attic. Civano and the Harrison-area streets sit beside it and sometimes share a ZIP. Electric service here is Tucson Electric Power. Southwest Gas is the natural-gas utility. There is no Trico district on these in-town streets. Summer is a roof-load problem. The thermostat is often downstairs, the afternoon sun hits the second floor, and the upstairs drifts while the kitchen is fine. Shade is thinner than in midtown. Winter is mild, and it is still the first real test of a heat pump that only ran in cooling from May through September. A TEP rebate, if the equipment qualifies, is a TEP-account question. Put 85747 or 85748 on the form rather than the subdivision name alone.

The upstairs complaint is the local classic. The thermostat is downstairs, the afternoon sun hits the roof, and the second floor drifts while the kitchen is fine. Closing the downstairs supply vents feels logical and usually makes the blower work harder against closed doors. If the air at an upstairs vent is still cool, you are describing an AC that can’t keep up, and the attic half of that is ducts and attic heat. If the vents are warm everywhere, or the outdoor unit is silent, that is AC repair, not a duct lecture. Vail, farther southeast, has the same two-story shape in newer sections.

Original equipment, and what age does not decide

Houses from the first Rita Ranch phases are on their original system or a second one. A capacitor, a contactor, or a blower motor can fail on equipment that still matches the house. A compressor or a coil failure at that age is the point where repair and replacement both need a number, after someone has opened the unit. We do not treat the year the house was built as a rule to replace it. The decision guide is repair or replace. If the path is a new system, sizing is what size AC a Tucson home needs, and the install page is AC installation. What moves the price is replacement cost. No price list on this page.

Desert landscaping and the open edges of the neighborhood feed dust to outdoor coils. A system that cooled in May and faded in July may be a matted coil and a loaded filter, which is monsoon dust, or it may be a refrigerant leak that has been “topped off” before. If you have seen the nameplate, the refrigerant page is R-22, R-410A, and newer refrigerants. Early noises and a room that newly fails are warning signs, worth sending before the next triple-digit week.

Heat, and how to request the visit

These houses heat, even though the reputation is all cooling. Heat pumps are common. So are gas furnaces paired with a straight air conditioner, especially in older phases. The first cold morning after a summer of sitting idle is when an igniter or a flame sensor shows itself, and when a heat pump that was fine in July runs on electric strips. Test on a cool morning. Use heat pump repair or furnace repair depending on what you own, or a heating tune-up if it still runs and you want it checked first. East of Houghton, the larger-lot version of this side of town is Tanque Verde.

The form is below. Name, phone, and ZIP are required. Street address is optional. Say which floor is uncomfortable, whether the outdoor unit is running, and whether you want repair, a tune-up, or a replacement quote. We follow up the same business day. If the cooling is already off, start from emergency AC repair and choose System down now. That page does not promise a truck after hours.

Services: AC repair, installation, emergency AC repair, AC quit checklist, furnace, heat pump, heating repair, tune-up, swamp cooler, repair cost, new AC cost, TEP rebates, second opinion, rentals.

Rita Ranch HVAC questions

ZIP, two-story plans, and what the age of the house does not decide.

Which ZIP is Rita Ranch?

85747. Nearby Civano and Harrison-area houses may be 85747 or 85748. Put the ZIP from the house on the form.

My Rita Ranch house is from the 1990s or 2000s. Does that mean replacement?

No. Age is a clue, not a rule. A failed part on a system that still fits the house can be a repair. We say which after the equipment has been seen.

Why does the upstairs get hot?

Many Rita Ranch plans are two-story with the ducts in the attic. Cool supply air and a warm upstairs is a load and duct problem. Warm supply air is a repair. Closing downstairs vents does not create more cooling.
