“Northwest Tucson” gets used for two different maps. Casas Adobes, the unincorporated community around Ina, Oracle, Magee, and Thornydale, already has its own page. This page is the other one: Flowing Wells and the nearby streets west of I-10 and along the Miracle Mile and Ruthrauff side, where addresses are commonly 85705. The same community is also at Flowing Wells HVAC. If you are north of the Rillito in Casas Adobes, or in Oro Valley or Marana, use those pages instead. Oro Valley and Marana are not Flowing Wells.

Zip codes, housing, and utilities

This page is Flowing Wells and the streets people mean by northwest Tucson that are not Casas Adobes. Addresses are commonly 85705, along Miracle Mile, Ruthrauff, and the west side of I-10. Ina, Oracle, and Magee are 85704 territory and belong on the Casas Adobes page. The housing is post-war ranch, mostly 1950s through 1970s, more often than new two-story production. A gas furnace plus a straight air conditioner is the usual original pair. Later subdivisions mixed in heat pumps. Electric service is Tucson Electric Power. Southwest Gas is the natural-gas utility. Dust is real this close to the riverbed and the open lots. After a storm, a packed coil and a loaded filter come before a compressor story. Winter nights on this valley floor are milder than Oro Valley, and a no-heat call in November is usually a furnace call, not a heat-pump defrost question. The shorter page at Flowing Wells HVAC is the same community. A TEP rebate applies only on a TEP meter.

The housing is older ranch houses more often than new two-story production homes. A gas furnace plus a straight air conditioner is common, which means a no-heat call in November is a furnace call, not a heat-pump defrost question. Later subdivisions mixed in heat pumps. If you do not know which you have, say whether the outdoor unit runs when the heat is on. Repair pages: AC repair, furnace repair, heat pump repair.

Dust is not theoretical this close to the riverbed and the open lots. After a storm, start with monsoon dust: filter and outdoor coil, before a compressor story. Original ducts in these ranch houses are also a reason one or two rooms fall behind while the rest of the house is fine. That pattern is ducts, not an automatic replacement.

Flowing Wells questions

Is this the Casas Adobes page?

What ZIP is Flowing Wells?

What about Oro Valley and Marana?

Those are separate towns with their own pages, including Dove Mountain.

What equipment is common here?

Older ranch houses with a gas furnace and a straight air conditioner, and later houses with heat pumps. Say which you have, or say you are not sure and describe whether the outdoor unit runs in winter.

Does dust shut these systems down?

Yes. Open desert and washes are close. A system that faded after a storm is a filter and a coil until those are ruled out.
