HVAC Service for Tucson Landlords

One request can name more than one rental. Say which units have no cooling or no heat, and a callback window. We do not claim an existing contract with any property manager.

Rental HVAC fails the same way owner-occupied HVAC fails, and the logistics are worse: a tenant is home or is not, a lockbox code is stale, and three units on one street can be three different systems. Sabino Creek is run by an owner who previously owned 106 rental homes and a contracting company that did residential, commercial, and municipal work. That is why a multi-unit request is a normal form, not a special program with a logo. We are not claiming a relationship with any Tucson property manager or realtor.

What to send

  • How many units, and which ones have no cooling, no heat, a leak, or a noise.
  • Whether someone is living there, and a way to reach the person who can approve work.
  • The ZIP. Coverage is confirmed from the ZIP.
  • Anything the tenant already tried: a filter, a breaker, the thermostat set to Heat in July.

If a tenant is in a hot house right now, the immediate steps and Pima County’s cooling-center map are on AC stopped working: what to do. The repair description is AC repair. Fall checks before the first cold night, useful on rentals that sat in cooling mode all summer, are heating tune-ups.

The statute, as the Legislature publishes it

Arizona Revised Statutes § 33-1324, “Landlord to maintain fit premises,” is posted at azleg.gov/ars/33/01324.htm. Read on October 15, 2026, subsection A(4) says the landlord shall maintain in good and safe working order the electrical, plumbing, sanitary, heating, ventilating, air-conditioning, and other facilities and appliances supplied or required to be supplied by the landlord. Subsection A(6) says the landlord shall supply reasonable heat and reasonable air-conditioning or cooling where such units are installed and offered, when required by seasonal weather conditions, except where the building is not required by law to be equipped for that purpose or the equipment is in the tenant’s exclusive control and supplied by a direct public utility connection. Later subsections allow some written agreements that shift certain duties. This is the statute text, not legal advice, and it does not promise a same-day repair.

Published national repair ranges, labeled as such, are on AC repair cost. A TEP equipment rebate, if a replacement qualifies, is on TEP rebates.

Rental HVAC questions

Can one request cover several rentals?

Yes. List the units and which ones are actually down. Street addresses can wait until a visit is scheduled, but the ZIP for each area matters.

Do you have a contract with Tucson property managers?

No. This page is a way to request service. It is not a claim that a management company already uses us.

What should a tenant do if the AC is off in the heat?

The safety checklist, including Pima County cooling centers, is on the AC-quit page. The repair request still needs to come from whoever is authorized to approve the work.

Is there a legal citation on this page?

Yes. A.R.S. § 33-1324, as published on azleg.gov, is summarized below with a link to the statute. It is not legal advice and it is not a repair-time promise.

Do rentals get a different price?

No special price is published here. The same rule applies: a firm price comes after the equipment is seen. Published national repair ranges are on the AC repair cost page.

Can I ask about a TEP rebate on a rental replacement?

Check the box on the form. A rebate still requires a participating contractor and a qualifying installation. See the TEP page.
