In short
HomeAdvisor’s water heater replacement guide, updated June 17, 2026, lists a national normal range of $882–$1,826, with many projects around $1,348, and says the full span including labor and the unit can run from $350 to $12,000. The type table and the gallon table below are copied from that guide. They are not a Sabino Creek quote and they are not adjusted for Tucson labor. Checked October 19, 2026.
Why the phone number is not a price
People want a Tucson number before anyone has seen the closet. We are not publishing one. A 40-gallon gas tank on an existing flue is a different scope from a tankless conversion that needs a larger gas line, a new vent, and an electrical circuit. HomeAdvisor’s own page says the total moves with unit type, size, fuel, and whether the heater is relocated. Use the tables to see that those are different jobs. Do not use them to budget the house to the dollar.
The source is HomeAdvisor’s water heater replacement guide, updated June 17, 2026. HomeAdvisor says the figures come from customer surveys plus other research. We did not re-survey Tucson jobs, and we are not a contractor bidding this house.
National cost by type
HomeAdvisor published these as average install costs by type. Gas and electric rows overlap the tank row because fuel is a separate cut of the same market, not a second bill you add on top. Read the row that matches the equipment you are comparing.
| Type on HomeAdvisor’s chart | What that row means | Average cost to install |
|---|---|---|
| Tank | Stores hot water in a tank | $600–$2,500 |
| Tankless | Heats water on demand | $1,400–$3,900 |
| Gas | Natural gas | $700–$2,700 |
| Propane | Propane | $700–$2,500 |
| Electric | Electric element | $600–$3,500 |
| High-efficiency | Higher efficiency rating | $1,500–$3,000 |
| Indirect-fired | Heats water with a coil | $1,200–$3,500 |
| Hybrid heat pump | Heat-pump water heater | $1,200–$3,500 |
| Solar | Solar collectors | $1,700–$5,500 |
National cost by tank size
HomeAdvisor lists 40 gallons as the common tank size and gives these average price ranges. A household that runs out of hot water is not automatically a larger tank. A failed element, a thermostat, or a tank full of sediment can look the same from the shower. That diagnosis is on water heater repair.
| Tank size (gallons) | HomeAdvisor average price range |
|---|---|
| 30 | $700–$2,100 |
| 40 | $800–$2,300 |
| 50 | $800–$2,500 |
| 75 | $1,100–$4,000 |
| 80 | $1,300–$7,500 |
Labor, vent, permit, and moving the unit
On the same guide, labor is described as about half the job. Plumbers are listed at $45–$200 per hour and electricians at $50–$100 per hour. Labor alone is listed at $150–$450 for a tank-style replacement, $600–$1,900 for a tankless replacement, and $150–$2,500 to convert a tank to a tankless. A power-vent unit is listed at $600–$1,100 more than a direct vent, because of the unit and the electrical work. An expansion tank is listed at $90–$350 plus labor. Relocating the heater is listed at $150–$3,400, depending on new gas, electric, or vent runs.
Permits on that guide are a national range of $25–$300, plus another $50–$300 if a gas connection needs its own permit. That is HomeAdvisor’s national note, not a City of Tucson or Pima County fee schedule. We do not publish a local permit fee. The address decides which building department applies, the same way it does for a furnace or an air conditioner. The contractor who pulls a permit is the contractor you hire, not Sabino Creek.
Tucson water, and why a tank can be tired early
ContractorBear’s March 2026 Tucson article says the city’s water, a blend of Central Arizona Project water and local groundwater, averages 12–18 grains per gallon across most service zones, and that this hardness shortens effective tank life from a national 10–12 years to 7–9 years in Tucson. We are citing that article. We did not test your water, and we are not adopting their other marketing statistics. What sediment does to a heater you already own is the hard water page. If you are comparing a tankless unit because of that scale, use tankless water heaters, where the installed range is a different HomeAdvisor guide.
Repair first, when repair is the sensible job
HomeAdvisor’s replacement guide says a tank-style heater lasts 6–15 years with maintenance, and a tankless unit 20 years or more when cared for. The repair guide on the next page uses a different lifespan sentence. Treat age as a clue, not a rule. A leaking tank, water at the base that is not a loose drain valve, or a unit that is already in that age band and needs a second major part, is when replacement belongs in the conversation. A pilot, a thermocouple, or one heating element is usually a repair. The repair ranges are on water heater repair.
A gas water heater in a furnace closet is not the furnace. If the house is cold and the water is hot, start at furnace repair. If you smell gas, or the carbon monoxide alarm sounds, leave and call 911 or Southwest Gas before either form. That order is on carbon monoxide safety.
What to write on the form
Choose Water heater. Say tank or tankless, gas or electric, about how old the unit is, and whether you are out of hot water or looking at a puddle. A photo of the nameplate helps the contractor. You do not need it to send the form. Coverage is the ZIP the form already checks, listed by community on service areas.
